Relocation · North Carolina & South Carolina

Relocating to Charlotte. Handled by a broker licensed in both Carolinas.

Mike Sposato is the Broker-in-Charge and owner of Carolina Realty Advisors, on East Boulevard in Dilworth. He holds North Carolina broker license 207515 and is licensed in South Carolina as well. That matters more than it sounds: half the people moving here end up looking at Fort Mill or Indian Land, and a Charlotte agent who is not licensed across the line has to hand you off.

Most relocation pages tell you Charlotte is growing and the suburbs are nice. This one shows you the property tax arithmetic on both sides of the state line, with the county documents cited, because that is the decision people get wrong before they ever tour a house.

Why now

Charlotte added more people last year than any other city in America.

964,784

City of Charlotte population, 1 July 2025.

+20,731

Growth in the year to 1 July 2025, the largest numeric gain of any city in the United States.

+6.8%

Fort Mill, SC growth in the same year, to 38,673. Twentieth fastest-growing city in the country.

Source: U.S. Census Bureau, Vintage 2025 Population Estimates, released 14 May 2026, Population Growth Holds Steady in Midsized Cities Amid Widespread Slowdown. The Census release describes Fort Mill as about 20 miles from downtown Charlotte.

What that means practically: you are not the only person calling about the same house. Well-priced inventory in the suburbs relocating buyers actually choose does not sit, and the state line is where the competition is thickest right now.

Where people land

Where people relocating to Charlotte actually end up.

Four clusters cover most of it. Which one is right depends on the commute, the school assignment and whether you want a yard or a rail stop.

South Charlotte

Ballantyne, SouthPark, Providence, Blakeney

Newer build, corporate campuses, the shortest commute to the Ballantyne office park. This is where most out-of-state families start looking, which is also why it is the most competitive.

In town

Dilworth, Myers Park, South End, Uptown

Older housing stock, tree canopy, walkability, the Rail Trail and the LYNX line. Smaller lots and a wider price spread than the suburbs. Mike’s office is in Dilworth.

Lake Norman

Cornelius, Davidson, Huntersville, Mooresville, Denver

Slower pace, more space, water access. Dock permits and shoreline classification are their own subject, and they are not in the listing. Read the waterfront section before you make an offer on anything on the water.

South Carolina

Fort Mill, Indian Land, Rock Hill

Over the state line in York and Lancaster counties. Different school districts, different tax rules, and a genuinely different set of numbers. See the next section before anyone tells you SC is simply cheaper.

The state line

North Carolina or South Carolina? The arithmetic, not the folklore.

You will read everywhere that South Carolina has lower taxes. On property tax it depends entirely on which SC town, and in one of the two places relocating buyers most often choose, it is not true. Here is the same house, run through the published rates on both sides of the line, with the arithmetic shown.

Read this before you use those figures. York County had not published a 2026 millage sheet when this page was written, so the Fort Mill line is tax year 2025 against Charlotte and Indian Land at 2026. The combined Charlotte rate is our addition of the county and city components, not a single number the county publishes. These figures exclude municipal service districts, fire and special districts, school bond millage changes, and any age-65 or disability exemption you may qualify for, and they assume the county appraises the home at $600,000. This is published-rate arithmetic, not tax advice. Confirm your own numbers with the county and your CPA.

The rest of it

  North Carolina South Carolina
State income tax 3.99% flat, tax year 2026. Restructured for tax year 2026 by H. 4216: 1.99% under $30,000, and 5.21% minus $966 at $30,000 and above, with a new state deduction replacing the federal one. SCDOR guidance is still coming.
Sales tax Charlotte / Mecklenburg 8.25%, effective 1 July 2026. Fort Mill / York County 7%. Indian Land / Lancaster County 8%.
Retirement income, 65+ No general retirement or over-65 deduction. The Bailey exclusion applies only to certain government retirees with five years of creditable service as of 12 Aug 1989. Up to $10,000 retirement income deduction at 65+, plus an age-65 deduction against any income of up to $15,000, or $30,000 filing jointly with both spouses 65+. Social Security is not in SC gross income.
Vehicles Taxed annually, collected by NCDMV at registration renewal under Tag & Tax Together. Also taxed annually, assessed at 6%, billed by the county and paid in advance of each tag renewal.

Notice what the income tax lines do not do: give you a winner. Which state costs you less depends on your income, your deductions and your age, and the SC structure changed this year with guidance still pending. Anyone who answers that question for you in a sentence is guessing. Bring your last return to the call and we will look at it with your CPA rather than at it.

Head to head

Charlotte or Fort Mill? What actually decides it.

Goes to Charlotte

You want the older housing stock, the canopy and the walkability. You work Uptown and do not want to sit on I-77. You want one set of state rules for your income, your car and your house. You would rather have a smaller lot in Dilworth than a bigger one thirty minutes out.

Goes to Fort Mill or Indian Land

You want newer construction and more square footage for the money. The school district is the deciding factor for your family. You are near or past 65 and South Carolina’s retirement deductions matter to your return. Your commute is to the south side or to Rock Hill, not Uptown.

What should not decide it is a blanket claim that one side is cheaper. Run your own house through the arithmetic above. On a $600,000 owner-occupied home at the published rates, Indian Land came out lowest, Charlotte in the middle and the Town of Fort Mill highest, which is the opposite of what most relocation pages will tell you.

The other thing nobody mentions: crossing the line means a new set of contracts, a new set of disclosure rules and a new closing process. South Carolina closings are attorney-supervised. If your agent is not licensed in both states, you either get handed to a stranger at the worst moment or you get advice from someone practising outside their license.

What it is

What a relocation broker does that a regular agent does not.

Answers the question before the house

Which side of town fits the commute, how school assignment actually works here, what a neighborhood costs before you fly in. That work happens weeks before a single showing.

Works across the state line

One conversation covering Charlotte, Fort Mill and Indian Land, under one broker licensed in both states, instead of a referral to somebody you have never spoken to.

Tours for you, honestly

Walk-through video on the houses worth your flight and a straight answer on the ones that are not. The value of a remote buyer’s agent is the houses they talk you out of.

Runs the logistics

Corporate moves

If your employer assigned you an agent, read this first.

Large employers use third-party relocation management companies, and those firms have standing referral arrangements with big brokerages. The agent you get assigned is the agent whose firm has the contract. That is not the same thing as the agent who knows the submarket you are moving into.

In most cases you can still choose your own broker, provided they will sign the relocation company’s referral agreement. Mike will. What you should not do is assume the assignment is mandatory, because for most packages it is not, and nobody in that chain is going to volunteer it. Ask your relocation counsellor in writing whether you may select your own agent, and bring the answer to the call.

This describes how these arrangements commonly work. Your own package governs. Read it, and confirm with your relocation counsellor before you sign anything.

Questions

Relocating to Charlotte. The questions people actually ask.

Is moving to Charlotte, NC a good idea?

It depends on what you are moving for, and the honest answer is that Charlotte is not one market. The Census Bureau put the city at 964,784 people as of 1 July 2025 and recorded a gain of 20,731 in that year, the largest numeric increase of any city in the country. That growth is why the job market and the amenities keep improving, and it is also why well-priced houses in the suburbs relocating buyers want do not sit. What you are actually choosing between is in-town Charlotte, the south suburbs, the Lake Norman towns and the South Carolina side, and those four have different prices, different schools, different commutes and different tax rules.

Is it better to live in North Carolina or South Carolina?

Nobody can answer that for you in a sentence, and the pages that try are guessing. On property tax it comes down to the specific town, not the state: on a $600,000 owner-occupied home at published rates, unincorporated Lancaster County near Indian Land came out lowest, Charlotte in the middle and the Town of Fort Mill highest. On income tax, North Carolina is a 3.99% flat rate for 2026 while South Carolina restructured its brackets this year and its own department of revenue is still issuing guidance. On retirement income after 65, South Carolina is clearly more generous. Bring your last tax return to the call.

Are property taxes higher in North Carolina than South Carolina?

Not automatically, and the way the two states assess makes the rates impossible to compare directly. North Carolina taxes a home at 100% of appraised value. South Carolina assesses an owner-occupied legal residence at 4% of market value and then removes most school operating millage under its residence exemption. That means you cannot line up a North Carolina rate against a South Carolina millage and learn anything. The only comparison that means something is dollars owed on the same house, which is the table further up this page, with the county documents cited and the arithmetic shown.

Is Fort Mill considered a suburb of Charlotte?

Functionally yes, legally no. Fort Mill is its own town in York County, South Carolina, with its own school district and its own tax rates. The U.S. Census Bureau describes it as about 20 miles from downtown Charlotte, and in its Vintage 2025 estimates Fort Mill grew 6.8% to 38,673 people, the twentieth fastest growth rate of any city in the United States. So it behaves like a Charlotte suburb for commuting and competes with South Charlotte for the same buyers, but everything administrative about it is South Carolina.

Do I need a real estate agent licensed in both North Carolina and South Carolina?

If your search crosses the state line, yes, or you need to accept being handed off. A large share of people relocating to Charlotte end up comparing South Charlotte against Fort Mill or Indian Land, and those are two different states. An agent licensed only in North Carolina cannot represent you on the South Carolina side and cannot advise you on it either. Mike holds North Carolina broker license 207515 and is licensed in South Carolina, so both sides of the line are one conversation.

Should I use the realtor my company relocation package assigns me?

You are usually not required to. Third-party relocation management companies hold referral arrangements with large brokerages, and the agent you are assigned is the one whose firm holds the contract, not necessarily one who knows your submarket. In most cases you may choose your own broker as long as they sign the relocation company’s referral agreement. Mike will. Ask your relocation counsellor in writing whether you can select your own agent, because nobody in that chain will offer the information.

Can a realtor help me buy a house in Charlotte before I move there?

That is most of the work. It starts before the search: which side of town fits the commute, how school assignment works, what a given neighborhood costs, and which areas to rule out so your visit is not wasted. Then walk-through video on the shortlist, so you are flying in to see three houses worth seeing rather than fifteen. Plenty of buyers go under contract having stood in the house once. What makes that safe is a broker who tells you which houses not to fly for.

What does a relocation realtor do differently than a regular agent?

A regular agent starts when you have a list of houses. A relocation broker starts when you have a job offer and a map you cannot read yet. The difference is the front half: commute testing, school assignment, tax and cost comparison across two states, and honest triage of listings you cannot walk through yourself. The back half matters too, because a remote closing has more moving parts, and South Carolina closings are attorney-supervised while North Carolina closings are not.

Next step

One call before you book the flight. Bring the job offer and the last tax return.

Mike sets the strategy on the file and Carolina Realty Advisors runs it, with agents licensed in both states behind him. You get a firm, not a lone agent with a phone. The office is on East Boulevard in Dilworth.
