Buying and selling

The core transaction work.

  • Buyer representation. Somebody has to be reading the file on your side of the table. The listing agent is not that person. In most transactions this costs you nothing directly.
  • Listing and seller representation. Pricing built from a comparable sales file assembled by hand, with the inputs shown, rather than from an automated estimate.
  • Home valuation. A broker-prepared valuation from recent comparable sales. No cost, and no obligation to list.
  • New construction representation. The on-site agent works for the builder. Representation on that contract usually costs you nothing under the builder’s own agreement.
  • Relocation representation. Town comparison, the tax and assessment differences between North and South Carolina, and the questions nobody thinks to ask until they are under contract.
  • Foreclosure and REO purchases. As-is contract terms, title and inspection reviewed before you commit, across the Charlotte counties and into York County, SC.

On the water

The waterfront work, which is a different transaction.

The dock is not part of the deed. On a Duke Energy lake the structure exists under a lake use permit, and the permit, the permit holder of record and the as-built condition are all verifiable before an offer is written. Most buyers find out afterwards.

  • Dock and shoreline permit verification. Permit number, permit holder of record, as-built compliance, shoreline classification and water depth, in writing, before you sign.
  • Waterfront listing preparation. The permit file assembled and the buffer compliance documented before the sign goes up, so the findings become your price instead of the buyer’s credit.
Which lakes

Lake Norman, Lake Wylie and Mountain Island sit under Duke Energy’s FERC Project No. 2232. Lake Hickory has its own rules, and High Rock is not a Duke lake at all: it sits under FERC Project No. 2197 with a different licensee, a different shoreline plan and an annual pier permit renewal. Different rulebook, different paperwork.
