Matthews and Mint Hill. Two towns, two rulebooks, and a county line most buyers cross without noticing.
Matthews and Mint Hill are separately incorporated towns in Mecklenburg County, each with its own government, its own zoning ordinance and its own permitting counter. Drive a few streets in the wrong direction and you are in Union County, which changes your tax bill and your school assignment. On the outer parcels you may also be leaving public sewer. None of that shows up in a listing photo.
What changes here
Five things to settle before you write the offer.
- Which jurisdiction the parcel is actually in. Town of Matthews, Town of Mint Hill, and unincorporated Mecklenburg County are three different answers for zoning, permits, an addition, a fence or a detached structure. Confirm it at the parcel level, not by the mailing address.
- Which county. The Union County line runs close by, and Stallings, Indian Trail and Wesley Chapel addresses read as the same area to a buyer. County determines the tax rate and the school district assignment. Verify assignment with the district directly, because boundaries get redrawn.
- Sewer or septic, water or well. On larger and outlying parcels the answer is often not public utility. A septic system needs its own inspection, its permit and its drain field location pulled, and a repair area confirmed if you want to add a bedroom later.
- New construction versus resale. Both towns have active builder inventory alongside eighties and nineties resale. The on-site agent at a builder community works for the builder. Representation on that contract costs you nothing in most builder agreements.
- Age-typical inspection findings. Polybutylene supply lines, original HVAC, and crawl space moisture are the recurring three in this housing stock. Each has a known cost range that belongs in the negotiation.
If you plan to add a bedroom, a garage, or an accessory structure later, does the parcel allow it? That is a zoning answer plus, on septic, a drain field answer. Both are knowable during due diligence and expensive to discover afterwards.
