This policy explains what Carolina Realty Advisors collects when you use mikesposato.com, call or text us, or submit a form or chat message, and what we do with it. It applies to every page on this website and to our SMS messaging program.

1. Who we are

Throughout this policy, "we," "us" and "our" mean Carolina Realty Advisors. "You" means anyone who visits this website or contacts us through it.

2. Information we collect

Information you give us

• Contact details — name, email address, mobile or landline number, and mailing or property address.
• Property inquiry details — the neighborhoods, price range, property type, timeline and financing situation you tell us about.
• Messages — the content of forms you submit, web chat conversations, emails, voicemails and text messages you send us.
• Appointment details — showing requests, consultation bookings and the times you select.

Information collected automatically

• Device and usage data — IP address, browser type, device type, operating system, referring page, pages viewed and time on page.
• Cookies and similar technologies — see section 7.
• Property search activity — listings you view or save through the IDX search on this site.

Information from third parties

• Listing and market data from Canopy MLS as distributed by MLS GRID.
• Referral information from portals and partners where you have asked to be connected with an agent.

3. How we use your information

• To answer your inquiry and provide real estate brokerage services.
• To schedule and confirm showings, consultations and appointments.
• To send you listings, market updates and transaction information you have asked for.
• To send text messages you have consented to receive — see section 5.
• To operate, secure and improve this website.
• To meet our obligations under North Carolina and South Carolina real estate law, and to keep the transaction records those laws require.

4. How we share information

We do not sell your personal information. We share it only in these situations:

• Service providers. Vendors who run this website, our CRM, our email and our messaging on our behalf, under contract, and only to do that work.
• Transaction parties. When you are actively buying or selling, the parties a transaction requires — the other side’s broker, lenders, attorneys, title and escrow companies, inspectors and appraisers.
• Our brokerage and MLS obligations. Canopy MLS and our brokerage records, where the rules require it.
• Relocation partners you ask us to introduce you to. If you tick a partner on our relocation partners page, we pass that partner your name, your number, your dates and what you need, so they can contact you about their services. We only ever send it to the partners you tick, we ask your permission on the form before we send anything, and we never send it to a partner you did not select. Those businesses are independent of us and their own privacy policies govern what they do with it once they have it.
• Legal requirements. When we are required to by law, subpoena, court order or a government request, or to protect our rights, safety or property.

5. Text messaging, consent and your mobile information

We send text messages only to people who have asked to receive them. You give consent by checking the SMS consent box on a form on this website, by texting us first, or by telling us in writing that you want text updates. Consent to receive text messages is never a condition of buying, selling or receiving any service from us.

6. How long we keep it

We keep inquiry and contact records for as long as we are working with you and afterwards for the period North Carolina and South Carolina real estate record-keeping rules require. Text messaging consent records — what you consented to, when, and through which form — are kept for the life of the messaging program and for at least four years after you opt out, so we can evidence consent if asked. You can ask us to delete anything we are not legally required to keep.

6a. Links to Amazon

The relocation partners page links to product searches on Amazon so you can order moving supplies in one place. Clicking one takes you to Amazon, and from that point Amazon’s own privacy policy and cookies apply rather than ours. We do not see what you buy. If we ever earn a commission on those links we will say so on that page, plainly, next to them.

7. Cookies and tracking

This website uses cookies and similar technologies to keep the site working, remember your preferences, run the web chat widget and measure traffic. Most browsers let you refuse or delete cookies in their settings. Parts of the site, including saved property searches, may not work if you block them.

8. Your choices and rights

• Text messages — reply STOP to any message.
• Email — use the unsubscribe link in any marketing email.
• Calls — tell us and we will add you to our internal do-not-call list.
• Access, correction and deletion — email us and we will respond within a reasonable time. Depending on where you live you may have additional rights under state privacy law; we honor those requests where they apply.

9. Security

We use reasonable administrative, technical and physical safeguards to protect the information we hold. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. Do not send sensitive financial details, Social Security numbers or account numbers by text, email or web chat.

10. Children

This website is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has given us information, contact us and we will delete it.

11. Third-party links

This site links to other websites, including property search portals and social profiles. We are not responsible for their privacy practices. Read their policies before giving them information.

12. Changes to this policy

We may update this policy. The effective date at the top shows when it last changed. Material changes to how we handle text messaging consent will be posted here before they take effect.
