Moving to Charlotte

The Relocation Timeline

From first search to keys in hand, step by step.

Every move looks a little different, but the order of operations doesn’t change much. Here’s the realistic sequence, with the parts that surprise people flagged along the way.

1. Get pre-approved before you tour anything

A pre-approval tells you what you can actually spend and makes your offer credible when you find the house. Do this first, not after you’ve already fallen for a listing.

2. Search and tour

If you’re not local yet, this is where video tours and a real conversation about the neighborhood do the work in-person tours would normally do. See our out-of-state buyer page for how that works.

3. Write the offer

Your offer includes earnest money, due diligence money in North Carolina, and the due diligence period itself, the window where you can walk away for any reason.

4. Due diligence, typically 14 to 21 days

This is the part people get wrong most often: North Carolina does not have a separate financing contingency. Loan approval has to happen inside this same due diligence window, so if your lender is slow, your earnest money is at risk, not just your due diligence fee. Cash deals often run a shorter window, 7 to 14 days; homes with a well or septic system often need longer, 21 to 30 days.

Typical ranges per NC brokerage guidance; the North Carolina Real Estate Commission confirms the length itself is negotiable, not fixed by law. Financing-in-due-diligence rule confirmed by NCREC Bulletin 2016.

5. Attorney closing prep

North Carolina requires a licensed attorney to conduct the closing itself, title work, legal document prep, and the actual closing appointment aren’t something a non-lawyer can handle here. We’ll get you connected to one early, not the week of closing.

Confirmed via NC State Bar guidance cited in NCREC bulletins.

6. Closing, usually five to six weeks from a clean contract

The national average time to close a purchase loan was 36.8 days in March 2026, the fastest pace since this metric started being tracked in 2019. Your actual timeline depends on your lender and how clean your file is.

7. Moving logistics

License, registration, voter registration, utilities. None of it is complicated, but nobody hands you a list. We already built one: see the NC and SC transition checklist.
