Where Denver, NC actually is
Denver sits in Lincoln County, on Highway 16, on the west shore of Lake Norman on the Catawba River — about 25 miles north of uptown Charlotte, with a population of roughly 13,000. It is the quiet side of the lake. Mooresville and Cornelius get the traffic and the restaurant lists; the Lincoln County shore stays residential, and it is the side the sun sets over.
Lake Norman itself is the largest man-made lake in North Carolina — 32,000 acres of open water and more than 500 miles of shoreline. That scale is the reason a week here does not feel like a week on a pond. You can run the boat for an hour and not repeat yourself.
What the house is
- Five bedrooms. Built for a group — two families, a reunion, a company offsite that does not want a hotel ballroom.
- A private dock. Not a community slip, not a shared pier. It belongs to the house.
- A boat available with the house. Added to the week if you want it, left out if you don’t.
- Booked direct with the owner. Mike Sposato owns it and rents it himself.
Year-round, not just summer
Most Lake Norman rentals are a June-to-August business. This one is not, and the off-season is genuinely the better trade for some groups.
Spring
The water is still cold and the lake is quiet. This is the season for people who want the dock and the view without a wake every ninety seconds.
Summer
The obvious one. Long days, warm water, and the reason the boat option exists. Book the earliest you reasonably can — summer weeks are the ones that go first, and they go to whoever asked first.
Autumn
Arguably the best week of the year here. The water holds its warmth into September, the crowds have gone back to school, and the tree line on the Lincoln County shore turns.
Winter
Duke Energy draws the lake down over the winter, so the water sits lower against the shoreline and dock access changes with it. That matters if the boat is the whole point of your trip — ask before you book a winter week with the boat. If you are coming for the house, the fireplace and a quiet week off the water, winter is the cheapest and emptiest the lake ever gets.
The boat option
The boat is not automatic and it is not compulsory. You say yes or no when you send your dates. What you should know before you decide:
- Somebody has to drive it. Tell us who, and whether they have run a boat on a lake this size before. Lake Norman is big water with real traffic on a July Saturday.
- North Carolina boater education. Anyone born on or after 1 January 1988 needs to have completed a boating safety education course to operate a vessel over 10 horsepower in North Carolina. Check that before you arrive, not at the dock.

Why booking direct is different
There is no management company and no platform in between. On the large booking sites the guest service fee is added on top of what the owner is paid, the cleaning fee is set by a formula, and the person answering your message about the dock has never seen the dock.
Here the person who answers owns the house. If you ask whether a fourteen-person group works, whether the dock takes a wake boat, or whether you can arrive Thursday instead of Friday, you get an answer rather than a policy.
Why the rate is not posted
Because it is not one number. It moves with the season, with the week, and with whether the boat is in. Posting a single figure would be wrong for most of the year and would make somebody feel misled either way. - How far is it from Charlotte?
- Denver is about 25 miles north of uptown Charlotte on the west shore of the lake. It is close enough that people commute it daily, which is the useful way to think about the drive.
- Is it available in winter?
- Yes. It rents year-round. Just ask about dock and boat access if a winter week is when you want the water — the lake sits lower over the winter drawdown.
- Can we rent it without buying or selling a house?
- Yes. The rental is entirely separate from the brokerage. You never have to talk to anybody about real estate.
- Is the boat included in the rate?
- No, it is an option you add. Say yes or no with your dates and it is quoted either way.
- How many people does it sleep?
- It is a five-bedroom house. Send the size of your party with your dates and you will get a straight answer on whether it works before you commit to anything.
