Broker-Owner · Carolina Realty Advisors

In Charlotte since 1996. Twenty-six years telling people what a house is actually worth.

Mike Sposato owns the firm, which means there is nobody above him to escalate to and nobody below him to hand you off to. He reads the covenants, the inspection report, the HOA minutes and the permit file himself, before the offer is written. Licensed in North Carolina and South Carolina, working from an office on East Boulevard in Dilworth.

Where it starts

An Italian kid from New Jersey, a fraternity in West Virginia, and a city he bet on before anyone else did.

He is Italian, out of New Jersey. If you have spent time around an Italian family you already know what that does to a person: nobody is vague, nobody leaves the table hungry, and nobody gets away with a story that does not add up. It is an unusual training for real estate and it turns out to be the right one.

He went to Fairmont State University in West Virginia and joined Tau Kappa Epsilon, the Theta-Delta chapter, where he served as chapter president. TKE was founded on 10 January 1899 on a principle he still repeats to people who have not asked:

Measured by personal worth and character rather than by wealth, rank or honor.

Tau Kappa Epsilon, founding principle, 1899

Running a fraternity chapter at twenty is not a line on a resume. It is the first time most people find out what it costs to be responsible for other people’s money, other people’s parents, and a building. He liked it. It stuck.

He moved to Charlotte in 1996, before Ballantyne was Ballantyne, before South End had a rail trail, and before anyone was calling this a boom town. He has watched the market turn over several times since. That is the part that does not fit on a stat card, and it is the reason people call him back years later: he has seen a market like this one before, and he can tell you which parts of it are actually new.

The man on your file

One broker. Two licenses. No hand-off.

Mike Sposato, Broker-Owner of Carolina Realty Advisors, Charlotte NC

Most people who call a brokerage get a name they never hear again. Mike owns this one. When he takes a file he stays on it: the showings, the comparable sales, the inspection negotiation, the closing table.

Where he has turned up

Earned coverage, not paid placement.

Local media call brokers when they need someone who will give a straight answer about the market on camera. These are his, with links, so you can check them rather than take a logo wall’s word for it.

He also teaches this for a living

Alongside the brokerage he mentors other agents in the Charlotte market. That matters to a client for one reason: a broker who has to explain his reasoning to a room full of other agents cannot afford reasoning that does not hold up.

Why people stay

Loyalty is not a slogan here. It is a business model.

A brokerage that runs on new leads treats every client as a transaction. A brokerage that runs on repeat clients and referrals cannot afford to. Mike’s does the second thing, which is why the advice occasionally costs him a commission.

  • He will tell you not to buy it. If the comparable sales do not support the price, or the inspection findings are worse than the seller is admitting, you will hear that before you hear anything encouraging.
  • He does not take every file. If a property or a timeline is outside what he can do properly, he says so rather than learning on your money.
  • The same person is there at the end. No hand-off to a junior at the closing table, because there is nobody to hand off to.
  • He answers the hard question first. What is this actually worth, what does it cost to own, and what is the listing not saying.

What he does not do

  • He is not a home inspector. He reads inspection reports for a living and will tell you what a finding is likely to cost, but the inspection is done by a licensed inspector who works for you.
  • He is not a lender. He will tell you when a pre-approval is thin and which questions to put to your loan officer. He does not originate the loan.
  • He is not an attorney. On a contract question with real legal weight, you get told to call one.

On the water

Twenty-six years boating and selling on the same lakes.

The waterfront work is not a category he added to a services page. He is out there. That is why the dock questions on this site are specific: permit number, permit holder of record, as-built against as-permitted, shoreline classification, measured water depth. Those are the things that go wrong, and you only learn which ones from being on the water rather than reading about it.

Who else is on your file

One broker on the file. A team behind the logistics.

Kristi is his assistant and she opens the file, so by the time Mike calls you the paperwork trail already exists. Behind her there is a local team of brokers, and as the firm adds people each area gets one who actually lives in it. The water has its own specialists. Ask about anywhere: if it is not his, it is somebody’s here.
