The specialty
Lake Norman waterfront is the part most agents get wrong. It is the part he is known for.
A waterfront deal is not a house deal with a view. The dock permit and whose name is on it, how the shoreline has been classified, whether what was built matches what was permitted, and what the water does in February, none of that is in the listing. It gets verified before an offer is written, not after the inspection.

Charlotte is not one market. A Dilworth bungalow, a South End condo and a Myers Park estate trade on different rules, different buyers and different timelines. These six are where the questions come from most often, they are not the limit of where he works.

Realtor, agent, broker, what is Mike, exactly?
All three words get used for the same job and they are not the same thing. A real estate agent holds a license and works under someone else's brokerage. A broker holds the higher license and can run their own firm. Mike is a broker: he is the Broker-in-Charge and the owner of Carolina Realty Advisors, a Charlotte real estate agency he has run since 2001. He holds North Carolina real estate broker license 207515 and is licensed in South Carolina as well.
Do I work with Mike, or with someone on his team?
With Mike. He is the broker-owner. The market analysis, the offer strategy, the inspection call and the negotiation are his. Scheduling and intake are handled by the office so those calls happen sooner, not so somebody else makes them.

Are you licensed in South Carolina as well?
Yes. North Carolina broker license 207515, and licensed in South Carolina. That matters around Charlotte because the state line runs through the middle of a lot of searches, a buyer comparing Ballantyne against Fort Mill or Indian Land keeps one broker and one file instead of being handed off.
Is waterfront handled differently from a house in town?
Yes. Before you offer, the dock permit, the shoreline classification and what actually transfers with the property get verified. On Mountain Island the watershed rules come into it. On Lake Wylie the state line does. That work happens before the offer, not after the inspection.
What actually happens on the first call?
He asks what you are trying to do and by when, then tells you whether he is the right fit. If he is, you book the next step on that call. If he is not, he says so and points you somewhere better.
What does it cost to work with you?
Commission is not set by law and is negotiable. Mike quotes it on the call once he knows the property and the scope, and it goes in writing before you sign anything.
Can I rent the lake house without buying or selling?
Yes. The rental is separate from the brokerage. Send your dates through the form on this page and Mike comes back with what is open.
Is a broker better than a real estate agent?
In North Carolina everyone who sells real estate holds a broker license, so the word by itself separates nobody. What separates them is what comes after it. A provisional broker works under supervision. A Broker-in-Charge carries the firm and its liability. Mike is the Broker-in-Charge of Carolina Realty Advisors, which means there is nobody above him to escalate your file to. That difference shows up on the calls nobody plans for.
Who is the top real estate agent in Charlotte, NC?
There is no official answer, and most lists that claim one are paid placements or rank on closed volume alone. Volume tells you a team is busy. It does not tell you whether the person who listed your house is the person who negotiates it. Three questions get you further: who works my file from start to close, what have you closed in my price range and my area, and who picks up when something goes wrong at nine on a Friday night.
Are home prices dropping in Charlotte, NC?
The citywide number will not tell you anything useful about your street. Dilworth, Ballantyne, Uptown and Fort Mill run on different clocks, and one submarket can move the opposite way from the metro figure in the headline. Before you price anything, ask for the Canopy MLS numbers for your specific area, your price band and the last ninety days. Mike will pull them on the call.
What is a relocation realtor?
Someone who handles everything that comes before the house search. Which side of town fits the commute. How school assignment actually works here. What the tax difference is between North Carolina and South Carolina. What a neighborhood costs before you fly in to tour it. Mike is licensed in both states, so a Charlotte search and a Fort Mill or Indian Land search are one conversation, not two agents.
