Where he comes from

Two businesses that both end in somebody signing something.

Most people arrive in real estate from another sales job. Justin arrived from two businesses he owned, and both of them sit directly on top of a residential transaction.

The insurance agency

He owned it, across more than one location. That is a business where you learn what a policy actually says, what a claims history does to a premium, and how quickly roof age or a prior water claim can change a closing. Most buyers meet insurance as a line item three days before they sign. Justin has been on the other side of that desk.

The construction business

He ran that too. Which means he has stood in a house that was half built and known what the finish was going to cost. On an inspection report, that is the difference between a paragraph that sounds frightening and a number you can negotiate with.

Sales, and why he came back to it

Both of those were sales businesses, and the part he kept liking was the part where somebody has to sit down with a person and get to a decision. Real estate is that, attached to the largest number most people will ever put their name on.

Local, not learning the map

He is from North Carolina. He is not learning which side of a town line a parcel sits on while your due diligence clock runs.

Why Mike took him on

Mike was not short of applicants. He was short of the right one.

Mike Sposato has spent years training agents and runs a separate real estate sales training practice alongside the brokerage. Plenty of people ask him for a seat. What he was actually looking for was somebody local, who already understood at least one trade that touches every single transaction, and who was willing to serve the apprenticeship instead of skipping straight to volume.

Justin came in fluent in two of them. What a house costs to repair, and what an insurance carrier will and will not do about it. Those two questions kill more Charlotte deals than price does, and most people learn them the expensive way, on somebody else’s closing. The rest of it — the contract, the negotiation, the market read, knowing when to tell a client to walk — is what he is here to learn, and he is learning it from the person who owns the firm rather than from a franchise training video.
