Welcome

Why choose Mike Sposato and Carolina Realty Advisors?

Mike Sposato is a licensed real estate broker and the Broker-Owner of Carolina Realty Advisors in Charlotte, North Carolina — twenty-six years, more than 1,500 homes, NC broker license 207515, licensed in both Carolinas. Plenty of agents can show you a house. Here is what is different about this one.

The owner works your file

The broker whose name is on the firm handles your pricing, your offer, your inspection call and your negotiation — not a junior agent you meet after the first appointment. Twenty-six years of judgment, applied to your transaction personally.

Advisory, not sales

The second word in Carolina Realty Advisors is the job description. Mike’s work is to tell you the truth about the house, the street and the number — including when the right answer is to walk away. Two of the guides on this site exist to talk buyers out of a purchase.

One broker, both states, city and lake

Dilworth bungalows and Lake Norman docks are different transactions with different rules — and the state line changes the math again. One license in each state, one file, one person accountable from first showing to closing table.

The office is at 1001 East Blvd, Suite B, Charlotte, NC 28203, in Dilworth. Reach Mike directly on (704) 396-4078.

The client experience

You are a guest here. Not a number.

That photograph is from Mike’s annual client party — a tradition he has kept for many years, and for the last four, a fully catered sunset cruise on a yacht on Lake Norman. Four and a half hours on the water, no agenda, no pitch. Just the people he has helped home.

It says more about this firm than any listing could. The relationship does not end at the closing table — for most of his clients it runs for years afterward. White-glove is not a tagline here; it is how you are treated from the first call: the way you would be in his own home — as a guest, in the office, at the table, out on the water. That is what advisory means when it is done all the way.

Most of his business arrives by referral. This is why.

The advisory difference

What does advisory actually mean?

The firm is called Carolina Realty Advisors, and the second word is the job.

Mike came to Charlotte in 1996, after college in West Virginia and early work in Dallas. Before real estate he spent his career at a Fortune 100 company, where he won the National Rookie of the Year award and was later named National Account Executive of the Year out of more than 350 colleagues. He took his license in the early 2000s and opened Carolina Realty Advisors in May 2001.

Twenty-six years and more than 1,500 closings later, all of it in the same region, the value is not access to listings — everybody has that now. It is pattern recognition. Knowing which inspection finding is a negotiation and which one is a walk-away. Knowing what a dock permit in the wrong name costs to fix. Knowing what a York County tax bill does to a monthly payment a Charlotte buyer thought they had figured out.

He built the business on referral and reputation. This site exists so the answers he gives on the phone are written down where somebody who does not already know his name can find them.

He will talk you out of it

If the house is wrong, the timing is wrong, or the number does not work, you hear that first. Two of the five lake guides on this site exist to talk somebody out of a purchase.

A person, not a pipeline

The same broker from the first showing to the closing table. Nobody hands you to a transaction coordinator you have never spoken to.

You are a guest, not a lead

Twenty-six years in one market and an office on the street he sells. Most of this business arrives by referral, and that only happens one way.

Five stars

What it looks like on the other side of a closing.

“Mike, Amanda and Amanda were incredible to work with. They helped us go from offer to closing in three weeks. They were always on top of our purchase and ensured we got answers to all of our questions very quickly. We were executing this process remotely, and they went above and beyond to recommend contractors and be our eyes, ears and feet on the ground when we couldn't meet with them in person. We trust them implicitly and value their advice. We highly recommend Mike and his team!”

“I have bought and sold several homes in my time. Mike is by far the absolute BEST realtor I've ever worked with. He is professional, VERY knowledgeable, and on top of everything! Selling this last house we smooth, done quickly and hassle-free. I consider Mike to be more than an agent; he's become a friend. Looking forward to purchasing my forever home with him at the helm!!!”

“Mike and Sam from Carolina Realty Advisors were fantastic to work with. They guided us through every step of the home-buying process, answered all our questions, and were thorough and professional in their negotiations with the sellers. I highly recommend this agency—the entire team is outstanding.”

“Mike helped us find our perfect home. He listened to what we wanted and was very helpful telling us the pros and cons of all the homes we looked at. When we found the right home, he negotiated to get and the price where we wanted it. Then he used his rental company to screen applicants to rent our old home. He was professional and very helpful. His tough negotiating skills got us a home we love, and rented our other home to tenants who pay on time every month. Awesome experience!! We highly recommend him.”

How to reach him

It answers at 2am.
Then Mike calls you prepared.

There is an assistant here that works the hours people actually think about moving. It asks what you are buying or selling, where, and when — and it hands the answers to Mike before he picks up the phone.

That is the point, and it is not a gimmick. The reason a first call with most agents burns twenty minutes is that it is spent collecting things you already typed into a form. Skip that and the conversation starts where it should: your street, your price band, your timing. He has looked at all three before the phone rings.

It gathers. It does not close, it does not negotiate and it never signs anything. Mike or his assistant takes it from there — the same two people, all the way to the closing table.

01

It is awake when you are

Two in the morning, a Sunday, halfway through a showing with another agent. It answers then.

02

It knows the business, not just the script

The license, the markets, the lake rules, what he does and does not handle. Ask it something specific and you get a specific answer.

03

It hands to Justis, every time

It gathers, it does not close. Justis picks it up, gets you on Mike's calendar, and that hand-off is the point of the whole system.

What to expect

Four steps, and you can see all four.

No lead queue, no being passed around, no wondering where you sit.

You tell the system what you need

A short set of questions, any hour. What you are buying or selling, where, and what your timing looks like. It takes a couple of minutes and it is not a form that disappears into a queue.

Mike gets it before he calls you

The details reach him ahead of the conversation. That is the whole point: the first call is not spent collecting the basics you already typed.

He calls prepared

One call, focused, no hold music and nobody reading a script. He has looked at your street, your price band and your timeline before the phone rings.

Justis books you in, and the human part starts

Mike's assistant Justis takes the hand-off, finds the time and puts you on his calendar. From there it is the same two people all the way to the closing table — not a transaction coordinator you have never spoken to.

Listings

Search the market,
not just his listings.

A broker’s own listings are a handful of houses. What a buyer needs is every active listing in the market, from a licensed feed, with someone who knows the water attached to it.

Live MLS search is being connected through Canopy MLS, the Charlotte board. Until it is, these are the searches he already runs.

The Carolina Lakes Series

Five lakes. And the rules are not the same on all of them.

What you can build on your shoreline, whether your dock is legal, and who has to approve it changes from lake to lake — four of these five are Duke Energy water, and one is not. These are the long guides on the lakes Mike actually works, written so you can check every figure in them.

Before Charlotte

West Virginia first. Then twenty-six years here.

Mike went to Fairmont State University in Fairmont, West Virginia, and joined Tau Kappa Epsilon — the Theta-Delta chapter. TKE was founded in 1899 on the idea that a man is measured by personal worth and character rather than by wealth, rank or honor. It is not a bad description of how he has run a brokerage since 2001.

He came to Charlotte in 1996 and never left.

Off the clock

Sundays on the water. Home games in the seats.

The week has to end somewhere. For twenty-six years it has ended in the same two seats — one at the stadium, one at the helm.

Panthers

Six PSLs, and they get used

Mike holds six personal seat licenses at Bank of America Stadium. Clients in town for a weekend of house-hunting have watched a game from them more than once. It is not a closing gift. It is how he shows people the city he is asking them to move to.

Mike Sposato at the helm on Lake Norman with his dog

Lake Norman

The boat, the dog, the lake

Most weeks end the same way: the boat, the dog, and a slow loop around the lake he has spent twenty-six years on. The dog rides up front and has opinions about other boats. This is where Mike is when he is not working — and it is the part of the week the rest of it pays for.
